Answers to common buying & selling questions
Buying
The best way to find your dream home in Charlotte or Concord is to work with a local real estate agent from The Bain Group who has direct access to Canopy MLS and exclusive listings. Our team provides personalized service, sending you custom alerts for new homes that match your criteria and offering expert advice on neighborhoods, pricing, and market trends to help you make informed decisions.
Buying a home involves legal contracts, negotiations, and coordination with multiple parties. A Realtor from The Bain Group acts as your advocate, ensuring your financial interests are protected. Our expertise helps you navigate offers, inspections, and closing smoothly, avoiding costly mistakes and providing peace of mind.
When buying new construction, the builder’s agent has a fiduciary duty to the builder, not you. Having your own agent ensures you get unbiased advice on lot selection, contract terms, and quality issues. The Bain Group can negotiate perks like design credits and coordinate inspections during construction to protect your investment at no cost to you, as the builder pays our commission.
The Bain Group recommends exploring Concord, Kannapolis, Midland, Harrisburg, and Locust for great value and quality of life. Concord offers a vibrant downtown and diverse housing; Kannapolis is revitalized with affordable options; Midland provides rural tranquility; Harrisburg is affluent with top schools; and Locust offers small-town charm with easy Charlotte access. These towns balance affordability and lifestyle for buyers.
Recent data shows more homes for sale than buyers in the Charlotte Metro area, leading to less competition and more negotiating leverage for buyers. Sellers are more willing to reduce prices and offer concessions like closing cost assistance. Homes take longer to sell, allowing buyers to carefully evaluate options. This buyer-friendly market creates opportunities for those ready to purchase.
The Bain Group highlights several walkable neighborhoods in the Charlotte Metro area. Davidson features a charming college town atmosphere; Historic Downtown Concord offers shops and breweries; Waxhaw blends small-town charm with amenities; Dilworth and Plaza Midwood provide historic and eclectic urban living; Kannapolis has a revitalized downtown; NoDa is known for arts and light rail access; and South End combines transit with vibrant shops and dining along the Charlotte Rail Trail.
Selling
By requesting a free marketing plan from The Bain Group, you gain a customized strategy that highlights your home's best features, targets the right buyers, and leverages local market expertise. We focus on hassle-free service, expert staging advice, competitive pricing, and effective online and offline marketing to attract qualified buyers and secure top dollar quickly.
Start by removing holiday clutter and deep cleaning high-traffic areas like kitchens and bathrooms. Depersonalize spaces by packing away personal items and clear countertops to showcase space. Maximize storage by organizing closets and cabinets. Complete minor repairs such as tightening fixtures, replacing light bulbs, and touching up paint. These steps increase appeal and can lead to higher offers during the less competitive January market.
The exterior of your home is the first thing buyers see and sets expectations for the interior. A well-maintained lawn, clean siding, fresh paint on the front door, and inviting landscaping signal care and quality, encouraging buyers to explore further. Investing in curb appeal improvements often yields a strong return on investment and can help your home stand out in the competitive Charlotte market.

Financing
Getting pre-approved by a lender before searching for homes shows sellers you are a serious buyer and clarifies how much you can afford. The process involves submitting financial documents like income, assets, and credit information. With a pre-approval letter, The Bain Group can confidently submit competitive offers on your behalf, improving your chances of securing your desired property.
Standard loan types such as Conventional, FHA, and VA are available for both Concord and Charlotte homes. However, property taxes tend to be lower in Cabarrus County (Concord) compared to Mecklenburg County (Charlotte), and HOA fees vary by community. These factors influence your overall monthly mortgage payment, so it's important to consider them when budgeting for your new home.
While The Bain Group does not provide loans directly, our experienced Realtors can connect you with top-tier local lenders known for their professionalism and competitive financing options. Partnering with these trusted lenders ensures you receive personalized guidance and support throughout the mortgage process.
First, get pre-approved to understand your borrowing capacity. Next, work with a lender to select the loan program that fits your needs. After your offer is accepted, complete the mortgage application and submit required documents. The lender will order an appraisal and title search, and an underwriter will review your file. Finally, attend the closing to sign documents and finalize the purchase. The Bain Group supports you at every stage to ensure a smooth experience.
Exclusive & Commissioner Sales
To submit an offer on a commissioner sale, you must include a signed Commissioner Addendum with your offer and provide a 5% non-refundable earnest money deposit payable to Brian Bain, Commissioner. All offers are submitted by email to brianbain@kw.com. There is no due diligence period, and once the contract and earnest money are received, a Report of Sale is filed to initiate the upset bid process.
Commissioner sales managed by Brian Bain do not offer a due diligence period. Buyers must submit offers with full knowledge of the property's condition and terms. This makes it essential to conduct any inspections or research prior to submitting an offer.
Once the Report of Sale is filed, it is placed in the Judicial Upset Bid Book. Interested parties have 10 days starting the day after filing to submit upset bids that are at least 5% higher than the last bid, along with a 5% earnest money deposit. Each new upset bid resets the 10-day period, allowing competitive bidding before the sale is finalized.
At closing, the buyer is given a Commissioner’s Deed, which transfers ownership of the property free and clear of any liens or encumbrances. This deed provides assurance that the buyer receives a clean title as part of the commissioner sale process.
For commissioner sale closings, Brian Bain suggests using a recommended law firm experienced in handling these unique transactions. Interested parties can contact Brian Bain directly at (704) 794-7710 or via email to receive the law firm's contact details and ensure a smooth closing process.
